Platinum agent Chandra Cadogan rented the first apartment she showed to world-famous entrepreneur Gabe Zicherman, the creator of Gamification. Zicherman created the organization and philosophy that uses game theory to help companies improve their bottom line, corporate culture, and make the world a better place. If you think that’s interesting, you should hear about the deal.
Looking for a rental he could use for his home and office, the entrepreneur wanted a lot of space. Chandra went to work. She found a two-bedroom loft on Fourth Avenue near 12th St. Although Zicherman wanted something bigger, he liked the loft. He bid $6,000 for the apartment listed for $6,895. After aggressive negotiation, they settled on $6,450. But wait, Zicherman shares a 40-pound six year-old Aussie Blue Healer named Roxie with his ex-partner… Although she is well behaved, Roxie did not get a vote of approval from the landlord with a “no dog” policy.
Quick thinking, Chandra contacted the exclusive broker – Gabe really wanted the apartment. The broker told Cadogan to call the management company and ask for a rider saying Zicherman was responsible for any damage done to the home, and would pay hefty fines regarding any breach of the specific concerns of the management company. With that out of the way, they could proceed. But to make matters trickier, the apartment is a condo owned by a gentleman in Germany. Getting leases signed wasn’t easy.
Finally, all that is left is board approval. That should not be a problem: Zicherman is a global citizen who speaks five languages. He sold his former company, Trymedia Systems, to Macrovision/Rovi for $35 million. Recently divorced, Zicherman is excited to move into the 1,200 square-foot apartment.
Zicherman also understands the tenant-landlord relationship. “I’ve been a homeowner with tenants living on the other side of the country before, so I know how stressful it can be to find and keep the right people,” says Zicherman, working on his second book. “I think it’s essential that tenants-landlords have lots of shared respect and operate in a win-win. I believe in treating the places I live with the caution of an owner.”

Platinum broker Matt Soall knows how to work with strict client guidelines, and react quickly when a deal falls through the cracks. Recently, Soall really came through for a family of five moving to New York City from the Philippines.
With three children, the family had very clear needs. One, they wanted a two-bedroom; two, it had to be fully-furnished; and three, it had to be within walking distance to where the children will attend school.
After working with other brokers and seeing only one furnished apartment, the couple turned to Soall. They liked the first apartment he showed them, a two-bedroom furnished apartment just two blocks from the school. But at the last minute, the deal didn’t happen. Soall rose to the occasion for the frustrated couple. Within four hours, he found them another apartment, this one within eyesight of the school’s front door. Platinum agent Ben Scheck knows how to match a client with an apartment, even when those clients work for one of the top architects in the world on one of the most visible projects in New York City. With the construction of his new Whitney Museum of American Art building about to begin in the Meatpacking District next to the High Line, Italian architect Renzo Piano will have plenty of staff working in Manhattan. Of course, they need a place to live.
That’s where Scheck came in. After getting a call from Piano’s assistant saying they needed two apartments for five architects, Scheck went to work. Realizing that the team had seen and hated previous rental choices which were dirty and filled with bugs, he focused on luxury buildings near public transportation. With a budget of $13,000, Scheck had some room to maneuver.
The first place he took the client was a two-bedroom for $4,850 at 407 West 51st St. Two blocks from the A train, the unit was well-furnished with couches, all kitchen utensils, brand new beds, and a flat screen television. The client even said that it “was 10 times nicer” than anything she had seen before.
Next, they went to 533 East 12th St., a three-bedroom for $7,900 in the East Village near Tompkins Square Park and restaurants, music clubs, and bars. The L train was two blocks away meaning they can get to the museum site in 10 minutes. In addition to a stainless steel kitchen and big closets, this apartment had an espresso machine and two marble bathrooms.
Within a few hours, they took both, coming in below budget at $12,750. Now, all the architects have to do is build a new world-class museum in one of the heavily trafficked neighborhoods in the world.

While it sounds like an easy request, city-building codes only started enforcing handicap features in the past two decades, and most buildings on the Upper East Side have stairs out front.
Before meeting Unugur, the client had been searching for months with other brokers from other firms. Platinum agent Andrew Scheck knows how to spot what a buyer wants, even when that buyer lives in Dubai. His client Minal Kalyanpur wanted to buy an apartment for her daughter while she attended graduate school at Columbia University. The only catch was that none of them would be able to see the apartment before buying it. The entire transaction and apartment selection process would be done via email and on the phone. Fortunately, Minal’s needs were fairly straightforward.
“She indicated to me that she had a budget of $700K – $800K,” says Scheck. “Her criteria was as follows: modern and bright with a nice view, either city or water, on a high floor. She was open to low floors as well if there was an amazing apartment on a low floor, as long as the apartment did not face a wall.”
So Scheck went to work. He narrowed select choices down to a list of 10 to 15 homes before making appointments with listing brokers to see each one. Diligently, he took detailed photos of each apartment before discussing the viewings with Minal. Always conscious of the time difference between New York and Dubai, the agent and client developed a close rapport during the search.
After careful consideration, Minal decided on an 18th floor one-bedroom listed at $875,000 at the Aldyn, a new condominium from Extell on the upper West Side overlooking the Hudson River. The building has more than 40,000 square-feet of amenities, 24-hour doorman, and stunning sunset and river views. Minal and her husband Ashok flew to New York on the day of the closing. Shortly after arriving, they worked with their lawyer, referred by Scheck, to close on their daughter’s new home. Finally, after all the paperwork was signed, Scheck took Minal and her husband to see the apartment.
“They absolutely loved it and knew that they had made the right decision,” says Scheck. “They were great clients and I hope to work with them again in the near future.”

Talk about client service, and a first deal. New Platinum agent Pamela Oelerich defined what it is to go out of your way for clients. The story goes like this–two young women wanted a true two-bedroom with large rooms in a top downtown neighborhood. They wanted to live in the West Village, Tribeca, SoHo, or the Village proper. Working with fellow Platinum agent Andrew Scheck, Pamela showed the women an apartment at 97 Fifth Avenue the very day the open houses began at the property. But only one could make it to the showing, and she loved it. They rushed to the leasing office for approval and signatures.
Only problem was the leasing company wanted two notarized signatures for the lease, and only one of the women was in Manhattan. The other worked 90 minutes out of town. What’s a motivated agent to do? Just what you think. Forget Fedex or next day delivery, Pam rented a car and drove the 90 miles with lease in hand. Four hours later she was back in New York hand delivering the lease to the leasing agent. Here’s what the client said:

He’s got a great name and a better knack for real estate. Platinum broker Lucky Gobindram received a random call on a Sunday morning from an advertisement he had put up that week. The client, a Frenchman with a wife and three children, was moving here for work. Lucky sent the client potential properties. The two corresponded via email for a few weeks. They finally met, but the client was seeing another broker who showed him rentals on the Upper West Side.
Lucky wasn’t bothered by this. He showed the Frenchman 2 Water St., 75 Wall, New York Plaza, and William Beaver. The client liked what he saw, but wasn’t ready to move to New York, yet. He had a few things to work out in Paris first, and wanted to ensure his children lived in a neighborhood with top public schools. For the next five weeks, Lucky kept in contact with the client.
