Private pools are being seen more and more in buildings over all five NYC boroughs – because who doesn’t want to beat the heat with temperatures getting as high as 100 degrees? Residents love them because it’s an incredible amenity to have in their homes, and landlords love them because it can attract wealthy buyers (and renters). But does that mean you need to break the bank to get one? Maybe – if you have the extra spending money – but maybe not!
If you’re looking for a luxury pool option, Manhattan and Brooklyn are the boroughs you’re most likely going to be touring – with brand new Hudson Yards actually having the most residential availabilities (73%!) with access to a pool. But according to data from Localize Labs, the Bronx is where you’ll find extremely affordable private pools– it’s the part of the city with the most listings (which account for more than a quarter of the sales listings). Manhattan follows second with 18% of sale units, and Staten Island is third with 11% of sale units. Compared to Manhattan, where the average price for a residents-only pool is around $4.5 million, the Bronx average is an unbelievable $300k – with Riverdale winning the race for having the majority of affordable listings in buildings with pools.

But here’s the big question – who’s got the coolest pool?
Let’s start with Manhattan, where 225 Rector Place – a condo building in Battery Park City – offers an awesome 40-foot indoor atrium-style pool with skylights. In Hell’s Kitchen, Charlie West provides an indoor / outdoor pool combination connected to an open-air area. Developers in Lower Manhattan’s Tribeca are installing an entirely new pool experience at 108 Leonard – a 75-foot mosaic glass-tiled lap pool with an adjacent thermal bath (plus an oversized sauna and steam room). You also have 2 Cooper in Cooper Square, The Hilary Gardens at 300 Mercer in Noho, and 180 Water Street in Fidi… basically you can find some fun in the sun in any neighborhood you’re looking to move to.
Is Brooklyn more your style? The highest infinity pool in the Western Hemisphere is located at Brooklyn Point, a brand-new 68-story tower in Downtown Brooklyn. If you’re more into salt water, 98 Front Street has an amazing option in Dumbo.
